Would you consider a standing seam metal roof? I am installing one a home I am building right now. They are becoming very popular in South Florida and have more of a contemporary Key West or Bahama feel. In addition they are more energy efficient and tend to withstand hurricanes better. You are pretty much on target for the cost of a replacement tile roof. They ARE expensive considering a standard asphalt shingle roof could probably be done for under $10,000.

Many home buyers are attracted to this style roofing and either consider purchasing newer construction to resolve this issue or seek a home that has recently had the roof replaced.

On the other hand, you may be able to discount a homes asking price significantly because of the replacement issue.
