Is renovating our mid-century modern home smart? Our house is the largest on the block, will we recoup the $$

We live in a mid century modern home in the south highlands, and are keeping our reno/upgrades to the mcm style. we are doing the kitchen, master bath, guest bath and adding a half bath (jack and jill style). with renovations (even with my husband - a carpenter - doing all the sweat equity) we will have surpassed the price of the smaller homes in our immediate area for sure...very nervous.

The better question would be how do you plan to renovate your home

If you would like, I could email you a list of recently sold homes in the South Highlands area. That information will give you a better idea of the market trends in that specific area.

You are doing the right thing to the right parts of the house....especially adding on the half bath.
Keep the finishes to the minimum....do not get the $400 toilet...opt for the $150 decent one instead....stick to basic lighting and avoid the glitter for it is not gold.

Use quality paint when finishing and stick to the modern version of the original type colors used on the home back in the day.

The price of your home would be based on a combination of utility, beauty and price for square foot. If substantially bigger than the neighbours, comps would have to originate from a little further away, but if priced closer to your immediate neighbours smaller homes, you may probably get a faster sale because yours is bigger / has more use for more people.
