Jim, Home Owner in 07302

If we replace the jacuzzi tub in our master bath with our w/d, will we be increasing or decreasing the value of our house in the Phila. suburbs?

We are considering a full master bath remodel. We never use the tub and having the washer/dryer on the 2nd floor would be convenient. It is a single family 4 bedroom 2-1/2 bath house valued around $525,000.

I'd suggest finding out with other homes in your neighborhood offer. You never want to change that up too much or go overboard with improvements that can't offset their cost . The questions to ask; how long are you staying in the home, does that mean your master bath will only have a shower, and other there similar homes that have a master bath without a tub. Good luck!

Most home owners prefer a tub however if your intent own the home for next 20 years... then remodel fit your taste.

You would now have a 4 bedroom 2.25 bath home with two laundry rooms. Rarely has a second laundry been considered an upgrade, especially at the cost of a tub.
My question for you is this, are you planning to stay for 5 or more years? If so, do what you would find most useful and beneficial and enjoy it. The longer you are there the less it matters. If you are considering a sale in less than 5 years, really reconsider. Unless lots of other homes in the area may be similarly set up, you will be at a disadvantage with minimal personal benefit.
