Again, I'm sorry about all the difficult situations with BOA. I understand that at this time you don't have as many options since your loan was sold but if the loan is with someone who services their own loans (which ever company that may be), it's a different story and I just pointed that out so people know that they do have a choice and do have options when selecting a lender. All of the advice, contact numbers, and tips noted on this string are great and if the end result is someone finding a great poc to help them out or someone making the decision ahead of time to select a different lender - that's a good thing. Agents and lenders have chimed in because some of them have helped out before. The whole point of trulia is 'get answers from locals, experts, and real estate pros'. Not everyone in who reads this string has already gotten the loan - there are most likely people reading this who are just beginning the process and them knowing that they should look for a lender that will service their loan themselves and other factors is important enough to mention. There are many posts, some mentioning that they don't even know how the draw process works, how to request one, some who didn't know that they weren't going to get the whole amount upfront, etc., many of the things that should have been explained in detail upfront. I'm glad that people are posting answers that someone deems applicable but if they also chip in and post some preventative measures and tips that the buyers can use before selecting a lender, that is also beneficial.
Again, another agent chiming in with points that are inapplicable. This thread is about Bank of America, not Wells Fargo. Also, I've bought two properties and refinanced once and all the loans have been sold from the original broker to other banks. Once the loan is sold from the original broker to the bank that ultimately services the loan, the broker could care less... in all three cases. What can they possibly do if they are with one company and my loan has been sold to another company? Nothing... except call the same numbers and spin the same wheels as any home buyer. I think all home buyers on this thread would love to be involved with the Wells Fargo 203K program, but we didn't have that choice. I would love to have a single point of contact and some arrangement that makes sense, but that is not how the BOA 203K department is running. That's the problem.
To the poster below... I have credit cards almost up to maximum so I can pay out of pocket, too. I couldn't afford to have my contractors stop working AGAIN. My last statements included $200+ in interest charges. I want to file a lawsuit and get this money credited back to me from Bank of America. If anyone is a lawyer and out there listening, this seems like a great chance for a class action lawsuit. I feel so bad about all the people who CAN'T float the money. Imagine being in a house without a kitchen and/or bathroom for MONTHS because you can't get YOUR money from the bank to pay contractors!
That stinks. I had a closing on the 22 of October and the buyers receive the installment today and already have the contractors lined up to begin work this weekend. The post below that agents and lenders shouldn't respond doesn't make sense in any deal I've been in. Just because the deal settled and I've gotten paid doesn't mean that I'm not still involved. The original loan officer is still cc'd on our emails and still follows up and checks on things. I have the contact number of all the contractors involved and we all touched bases last week to review who would do what first (electrical upgrade before hvac,, etc.).. We've been assigned a direct poc. This is with Wells Fargo and being processed through them so I guess it depends on who you use. The stories below are really unfortunate and I hope everyone gets things worked out...

Not getting a response is certainly infuriating. I would advise that you contact your loan originator for help in navigating Bof A. That individual likely earned a commission on the origination of your loan and they should be willing to help you navigate within their organization. Smaller companies, such as the one I originate for in NY, that are small enough to offer a personal touch can really make a difference.
Hey Matt...Unfortunately, I do not think it would give you any more leverage with BOA and would cost you thousands of dollars in closing costs......For a lot less money, you might talk to a real estate lawyer about sending them a demand letter of some kind...Just my opinion....Hope that helps...
I might have a possible solution to getting a final disbursment check. If someone here could tell me if its possible and if it would work. My idea is to refinance my house through another lender. It would make sense to me, that BOA would then have no choice but to send the final disbursment check. There should not be any more need for an inspection or a title update. I am not sure if there are any laws pertaining to this. Can someone here could please advise me to this course of action?
we are in the same boat and we're in if there's a class action. It's been 2 months since we closed and we've had all the issues that everyone else has. I finally got through to someone using the numbers posted here. Although she was so helpful on Monday, it's now Thursday and she doesn't return calls and she promised to call me back Tues with a tracking number. Oh well, guess i'll get back into line again and try some of the higher ups.
We're floating all the costs to our contractor ourselves to keep things moving, and paying the mortgage plus rent. We can't move our 7 month old into the house until it's all done, and we have to be out January when our lease ends (and no possibility to renew). So fingers crossed we get at least the first 50% soon...and that we don't have any reason to need cash - right now we're floating it ALL on credit card balances, so in addition to the money we're paying BofA for interest on this money, we're also paying credit card interest.

Here's an update for people having trouble. I got through to the main line TWICE now! My trick is to call in the 15 minute window from 10am to 10:15am Eastern Standard Time. I think they are on the West Coast and this is early morning right when they open. 1-800-295-8155, option 2. I try over and over again, one right after another, and between the 5th and 10th attempt, someone answers. Good Luck everyone!
PS - Mortgage lenders and Real Estate people shouldn't be responding because your responses are not applicable. Most of us had our 203K rehab loan SOLD to Bank of America. It was not done with Bank of America by choice. Also, very few lenders handle this type of loan right now, let alone the servicing of the rehab portion.
Folks don't feel alone because this situation with BOA is nothing new. They have managed to jack people around ever since I can remember with this particualr loan product and some others. Keep in mind that the 203k is somewhat a complicated process and when a company (BOA) is managed like the government most things do fall thorugh the cracks. I used to have them underwrite some of my files but because of complaints similar to yours I stopped completely and would recommend to use the smaller companies that most times offer better rates than BOA anyway.
Well I'm glad to know I'm not the only one having this problem. I have been waiting 4 weeks for my third draw request. My most recent draw was sent over on 10/26. On 11/5 I was told it would be another 5-7 days. Today I was told it would be another 2 weeks. When I questioned the person on the phone (I used an ext I found on this posting to finally get in touch with someone) they put me on hold and said "oh someone is working on it now and you will have it on Saturday". I only hope and pray I get that check on Saturday. I need to pay these contractors and get this project finished. I have a 3 week old baby and can't move back into the house until this work is finished. Now my mortgage payment is due but I need to use that money to give to the contractor while I wait for my check. Bank of America has me and my family hostage!
Ugh. I just read all the responses here because I'm in the same boat as everyone else, it seems. The latest I've been told is to email the bulk email address 203k.disbursement,unit@bankofamerica.com and someone will get back to me quickly. I've been emailing every day for four days, and the only response I received was someone saying that "Sharon" already emailed me. Well, she didn't. Sigh. One word of advice, if you're sending faxes, send them over and over again, one per day. Every single time I've sent a FAX, they've "lost" it the first time and sometimes the second time, too. I really want to tell Bank of America that I'm not paying my mortgage anymore. After 5 months, we'll be even if they take the money out of the 203K that they won't disburse to me! If ANYONE figures out a way to file a class action lawsuit, I'm IN. Please post here.
Bank of America has repeatedly had subpar customer service resolution scores in the past 24 months. Most will attribute this to the merger with Countrywide, the slumping market and high demand on processors and underwriters, and the constant need for contact by concerned buyers. When in doubt, visit a loan center.
Finally, after 2 weeks of war dialing these people, and emailing some higher ups, I finally got the news from Carol today that my final disbursement was mailed out and that it will be to my house on Thurs morning! She even had a tracking number. Hallelujah! I'm not sure what part of my strategy worked, but the only advice I would have is just be persistent, and call some of the numbers that other people have posted. I was a little apprehensive at first to "bug" them, but I realized after a couple of frustrating months that that was the only way anything was going to get done. When I called them this morning around 8:30, someone actually answered the phone at the general number, and he sounded like a customer service rep or something, so hopefully that wasn't a fluke and they've actually got a live person to field the calls! I too am having issues with Bank of America and this 203K business. Everytime I call I get a voice mail box that is full and you can't leave a message. I got a home equity loan to cover all of my contractor expenses to get everyone off my back and to keep a lein off of my home and property...so now I am paying interest and a payment on the final 10% holdback that is due to me. I called every Bank of America in Simi Valley, CA trying to get someone who knows what the heck is going on and nothing! I got Karrie Riggans number but it also goes to a voice mail box that is full! I called the original guy who did our loan and he is trying to get my information into the higher ups to have us taken care of. This is a huge crock! I am grateful for the opportunity this program gave us to rehab our home otherwise we wouldn't have bought it and it wouldn't have been worth living in but the whole process has been a HUGE headache! At this point I am wondering if we are all in big trouble. When and how will we ever get our money? And yes Contaract12, I have figured out that they are making a killing off of money we are paying that should already be in our possession, yet if we are faulty on our part of the loan, well we can just get out, they resell the rehabed property for more money and they are still in the good. I think the program itself was a great idea but Bank of America doesn't have a clue or the manpower to keep up with it! Oh and has anyone else gotten letters rushing you to get through or to submit a draw? We did and now that we are done and our inspectors have submitted the final paperwork, they aren't getting a response and neither are we....strange that they would rush us they way they have then drag their feet!
I am a contractor who already completed a $30,000 job for a client who is now going through the exact same thing that everyone else is complaining about. I completed approx. half the work quickly after the house was aqquired and was told half of the money would be available within ten days. About thirty days after the ten days the check finally came and we were able to continue the work. The work has been completed now for over 60 days and the client is still getting the "runaround" and is staying in close contact with me and keeping me updated everytime he speaks with someone there that tells him whatever he wants to hear on that perticular day. I have been more than patient with the bank and the client but the bottom line is that I am the only one suffering here. The bank is collectng interest on that money, and then charging the client interest on that same money that they actually never lent them yet! The client has thier house finished so they're still ahead. The ironic thing is thatI have bank of america as my mortgage holder and if I was 60 days past due on my mortgage, I'm pretty certain they would be in foreclosure proceedings!! Unfortunately for the poor customer, who can't get anywhere with these crooks, they are gonna find a lien on thier house because I have no choice at this point!! I wonder if anybody in this situation has realized yet that bank of america is making a killing on charging all of thier customers monthly payments plus interest on loans that they havent actually loaned yetn, while they are collecting interst n the money!! Think about it, would you start making car payments on a car that won't be delivered for six months?
I have had the same experience that everyone else here has been posting. It is horrible! It makes me so angry that Bank of America is getting FHA money to service these loans, and yet they show no accountability to their borrowers!
I had one-time success appealing to Kimberly R. King. She is the MLO Unit Leader in Disbursement Management in Special Claims/ Escrow Holdback. Her email is kimberly.r.king@bankofamerica.com. When she emailed me back, I got a call from Maribel in claims disbursement within an hour! However, subsequent attempts have not been quite so successful.
I have also submitted a complaint with Better Business Bureau, FHA, and I am writing letters to my senators and congressperson.
Has anyone sought legal counsel about this issue?
My escrow closed the beginning of JUNE it is now NOVEMBER. It's been 6 months since I've been dealing with this nightmare. THANKGOODNESS for my patient and understanding contractor. I call everyday, gotten the run around many times. and NOW they don't answer their phones no-matter how many times I call back to back. I'm at the final disbursement stage, and supposedly, my file has been sent to title. I'm waiting to hear back from Tammy or Carol and sent an email to 203k.disbursement.unit@bankofamerica.com. We'll see how soon I recieve a call back. I'm ready to go to the Better Business Bureau as well. They need to hire more staff, pay overtime or do whatever they need to do to get this department half-decent.
well the check actually did come today which was a shock but it wasn't for the amount I invoiced...it was for half of the total. Which is still good, i guess, but it leaves us still owing the contractors so they are still not in any particular hurry to finish our house.
Recommend to go into a local branch area for their assistance. Hopefully someone there can make calls on your behalf.
Hey everyone, ***UPDATE***, by emailing everybody and leaving messages with the people on my earlier blog, I received a call from a representative that my check was finally written! So the emails and calls to the management of the 203k's management definately works!! Now we know the secret! Good luck Yall!
They have millions of borrowers in the same boat as you. They are starting to improve some of their systems. They recently announced that they will be switching to a system by REO-Trans in order to process short sales. Bank of America is hoping to reduce the time it takes them to approve a short sale from three months to three weeks! Check it out:

I actually have some good news...I just tracked the fedex package Karrie said was coming with our first check and the FedEx web site says its there. Now we just have to find out if it is for the right amount!
Save your calls. I sent my case into the Better Business Bureau, and it took them about 2-3 weeks to get my final disbursement. I forwarded a link to this forum so that hopefully the case worker that took care of my from Bank of America can help everyone else on this forum. Best of luck to everyone.
Hello everyone, the 203k department is mismanaged and in shambles. I heard they only have two people doing draws since they don't have anybody elsed trained to do it.... And since Karrie and Carol push the work onto those 2, with everybody else as support, no wonder nothing gets done. But I have found a way. Ive been in this 203k process for almost a year, and the only few draw people that knew what they were doing took off for better pastures since management wasnt helping. I have found the management for the 203k all the way up to the top bosses from a BofA neighbor of mine that couldnt bare to see this anymore. unless we start bothering them, 203k management will continue to run our projects to the ground. I've had to get extensions after my full 203k loan since they are so slow to process draws since they dont have anybody capable of doing them, that my 3 contractors have stopped. This is a $75k job, and I have no more options. We need to stick together and make our voice heard! Good luck!

I just closed in October and haven't had any correspondence...reading these stories is making me cringe. If Bank of America wasn't equipped for this, why did they get the contract to provide this "service" . Can anyone tell me how long after settlement you at least heard from them? Do I have to wait for my lender to sell my loan before they will respond? Have the contractors working and am moving in with friends this weekend..pretty scary.
Carol's voicemail now gives a number for taylor bean and whitaker ex clients to use but it is only a voicemail that doesn't call back (she said in her voicemail that they are less backed up). Then I called Karrie Riggan (telenda) and when she answered I was so shocked I kind of stammered that I didn't know what to do b/c noone would respond to me with real information. She remembered me from emails and seemed a bit exasperated but nonetheless told me a check would be processed and at the house by Friday (it was a tuesday). Then she asked me to fill out a texas-specific draw request form, which I did, and send it to her and a 203kdepartment email address. Which I did. Multiple times. Then I got an email from the 203k email (no person) saying I didn't send it. So I sent it again. Needless to say, no check arrived on Friday. So I emailed Karrie on Saturday and she said she was sorry but "due to her hectic schedule" she wasn't able to do it but was doing it right t hen. She attached the fedex label that said the check would come on Wednesday. So we shall see. It has now been 60 days from our closing date.
I am having the exact same problems as so many of you! I am sorry for everyone who has had to deal with the frustration of this process. After reading about all of your experiences, I feel very fortunate that half of the money was released to me and the contractor at closing! However, I submitted my letter of completion with all the required documentation in mid- August, and I still have not received my final disbursement, 2.5 months later. I think part of the holdup was due to the fact that they somehow forgot to contact an inspector after they got the letter of completion. When I called a month after I sent everything in and miraculously got a hold of an actual person, she seemed very surprised that no one had contacted an inspector by that time, but a week later, still no call from an inspector. I called BofA back, got the inspector's number, and called him. It is amazing how much time I have spent just getting people to do their jobs. That they get paid for. I have had some luck talking to Carol occasionally, but she has twice referred me to people who NEVER answer their phone, nor do they return your calls when you leave a voicemail.

UPDATE... I almost hate to do this because I know she will be flooded with more calls, but Tammy called me back within hours of me calling and took care of me. Apparently I still have to wait for a compliance inspection and a few weeks to make sure their are no leins on my mortgage before they can write the check but at least i know someone is working on things.
Not that its an excuse, but apparently BOA has recently come into 2000+ unexpected 203k loans which were very recently sent to Tammy's department. Tammy advised that her team, which previously only consisted of 3, is now fielding over 15000 calls a month. Tammy explained that the reason for the non functional phone system is because they previously received only a very small percentage of the calls they now do and were always able to answer during business hours. Tammy went on to explain that their is a new call center being built which will handle the issue although it will take some more time. Tammy also explained that they are doing their best to hire more people, but the process is tedious and they recently lost a few employees.
After speaking with Tammy I am confident that they are working on improving things there. It seems to me that someone in upper level corporate management poorly planned for the aquisition of our loans and has done tittle to fix things until now. Not sure how long it will take for things to improve, but at least after speaking with Tammy I have some reassurance that things will get done... even if they do take a few months.
In the mean time, My poor contractor and I will be in debt a cummulative 17 grand... Glad I had a lot more money in the bank before i started this project or i'd be in worse shape. Feel bad for anyone who went into this program without extra money in the bank thinking they could finish everything with just the banks money!
NHRAFAN... I was told that the money is applied back towards the principal of your mortgage if you dont advise BOA that you are done and ready for an inspector by your deadline (In my case I had six months to complete the work not sure if thats the standard). Of course this wont help us at all because we will be stuck with debt and our mortgage payment will not change. We wont even notice any difference till we go to pay off our loans which is really rediculous if you ask me. I was told by my original bank "Virginia Heritage Mortgage", and their FHA consultant that i could apply for extensions and add / change what i wanted to fix or upgrade. When my mortgage was sold to BOA i was told this was not the case and I would basically have to sue my old bank to get anywhere. This would take months if not a year +, and in the mean time i would be out of money and possibly further in debt with lawyers. Because of this i went ahead and took the last three weeks off from work to try to meet my deadline which is ludicrous because they delayed me so much.
Im way fed up with this loan... just want the money that belongs to me... and will also be calling my congressman if something doesnt happen soon.
In the same boat... have had all the rediculous problems everyone else has to include being told different things by different people... calling all day only to be hung up on, be told i'll get a call back and never getting one, or never getting through at all. I also never got my initial paperwork which held me up for weeks. It took me several weeks just to find a concrete answer explaining which paperwork I needed then additional time to finally get it! When i got that in they lost it and i had to re fax again further delaying things. The check was delayed for several weeks as well even after i got everything in. Have been rushing to get things done by my deadline which seems like a moot point because i probably wont be able to get ahold of anyone. Kristina was handling my file... she seemed way stressed but at least seemed to care. From what im reading now she is gone and I have no hope of getting through tommorrow on the phone. I'll try Tammy... but outlook doesnt seem so great! So how do we get a class action suit started? This is rediculous.....
Well, I have been trying to get our second disbursement for the past three months. I have yet to get a human. I have called customer service numerous time, four times being told that I would have a supervisor call me back and four times when a supervisor did not call me back. I was literally told by a customer service representative that a manager told him to tell me that "there is nothing that they can do" and that I should just "keep trying the number". He agreed with me that it was crazy, and he knows that I am not the only one. They can't even get in contact with the 203K department!
I faxed the final paperwork from my contractors to the number on the message with a note attached to have their department call me back as soon as they got it. No reply. I sent another one today with the same paperwork informing BoA that I send the issue into the better business bureau (last week) and that I want a call back by tomorrow (10-30) or else I am contacting my senator due to this being in part from government funds. After that I am planning on checking on a lawyer, or as it seems by all of the posts a class action lawsuit, against BoA. No call back as of today... I am not holding my breath tomorrow. They just don't give a crap it seems. I don't see why the government bailed these people out... I think they should have let them go under with their great customer service.
That is my two cents. I will let you know if I get a call tomorrow. This is just crazy.
Great, i've spent days calling to get the great message telling me how busy they are. The only papers from BOA i ever got was the first draw check almost 2 months after closing and a very breif letter. My loan was also sold days after closing. I too now have thousands tied up and not seeing much hope in getting the quick easy money to fix up my new home. does anyone know what happens to the second draw money if we never draw or claim it ? My time might be worth more then dealing with this bank if some how the loan can be adjusted.
I am going through the same think. I was told when we began the process that we should have funding 7-10 after closing. However my loan was being sold to B of A while in escrow. Now I have recently found out that my 60 days began on the 22 (date BofA got loan) not the 6th (closing date). It seems that no one cares what happens to all of us. Unbelievable that a large organization providing government lending programs can get away with this.
My experience has been the same: the last was a situation where the buyer was, as you are, unable to get responses from Bank of America, while the contractor was not being paid. It got worse: the contractor had completed the job, owed money to sub contractors who were threatening mechanic liens, and the nightmare continued...
Ultimately, what happened, was I, as the real estate broker representing the buyer and an authorized broker to sell HUD homes, went up the chain of command (time consuming, tedious, but eventually fruitful) to the head of the head of the head of the HUD office in my local area. This individual was extremely helpful and, while he remained the utmost diplomat and acted in a very professional mannere, his disdain for Bank of America's practices was evident.
This is NOT an isolated case and something has to be done. We (the buyers, contractor, and I) disconnected our relationship(s) with Bank of America, regarding future endeavors. I honestly don't know how much difference that makes to an organization that's so large our government won't permit them to fail. We filed complaints with government officials, such as the Secretary of State and submitted negative feedback reports to the Better Business Bureau, Angie's List, and other organizations of the sort.
Beyond that, I cannot offer much, except to say: you are not alone.

I too have been through all the same things you all have been thru. It's a real pain in the A$$. I have been told by B of A customer service to talk to Sharon Legg, Carol Sherman, and Kristina Oliver. Never was able to leave a a VM for either Sharon or Carol. But I did leave a VM for Kristine everyday till her last day which was on the 23rd of October. I plan on filing a complaint with the Better Business Bureau. That is the only other thing I know that might get a response. If we all did it together then maybe we might see some action.
I closed on my 203KS loan at the end of August and was informed that it had been sold to Bank of America. We had a lot of issues closing on our loan, due to the utter lack of knowledge on our broker's part in regards to the 203KS loan process. BoA seems to be more of the same. After waiting a week and a half for them to set up a vendor account, I was told via e-mail approximately 3 weeks ago that our check was getting processed. It failed to arrive. After getting no response from anyone, I did call Tammy Lopez (number below) and an hour later got a call back saying that they were processing my check.
In the meantime, I have put in a formal complaint to the Better Business Bureau and my district's Congressman. If everyone else does the same, perhaps other people will notice what is going on.
My loan was closed in June through Taylor bean. The loan was then sold to BofA. I have been done with my project for 3 months and am yet to get my final disbursement. I finally got all of my information into them, as they requested. After a month of daily calls, a rep, on her last day of work, informed me that they had lost my file and that I needed to re-submit everything. "No problem" i said, "and oh by the way how long have you known my file was missing?" "Two weeks" she replied. I feel all of your pain. Then, after 2 weeks of yelling at anyone who answered the phone in California, they decided that they needed to sent my file to Texas, not electronically, but by snail mail. To speed things up I contacted Texas, re-submitted everything directly to them, and now have been waiting for just over a week. I have e-mailed, called, and harassed anyway I can think to get some response from them. I have now contacted my attorney and am looking at all my options. If anyone knows of any class action suite out there let me know cause I would love to join.
I am in the process of being JACKED AROUND by BOA on my 203k of which they are hold $35,000.00 and i have borrowed $200,000.00 from my family so i have at least a place to live. Most of the work we have finnished but if it wasn't for my family i would be living in a box!!!! I am begining to think its time we NOT PAY OUR MORGUAGES if these people refuse to produce the products for which we are paying!!!! Lets call it " The Non Payment Coalition"!!!!! I closed on my house August 21st and continue to fight the battle with these liars. I no longer belive anyone will help us but those of us who are being takne advantage of.

However, I submitted all my final paperwork back in August, the inspector came out the following week. I let a couple weeks go by until I called again. I had an Evan call me back who said they had no record of my inspection and that he would call me back this past monday the 19th, well I never got that call...surprise, surprise! So, I called him and got a VM saying that I needed to call the 800 # which NO ONE ANSWERS!!!! So, I called Tammy this morning left her a VM and someone called me back and left me a VM saying that she had taken over my file from Evan and that they didn't have a copy of my inspection and that she would call me back in an hour. Well it's been 2 hours and I saw all of your posts with number and have started calling them all and leaving msgs. This is unbelievable!!! This sounded like a great program, but obviously it sounded too good to be true!
I've had nothing but problems with 203K loan from Bank of America- first with the 1st disbursement check (was told the same thing as someone below-to wait for a welcome pack- waited over 4 weeks with no welcome pack and calling everyday- being told it was on the way and then finally got ahold of Carol who then told me I never needed to wait on a welcome pack (which by the way still has not made it's way to my house since March).....once I finally received the first check after nagging them everyday- I am now dealing with issues receiving a call back to confirm that they have received the fax from 3 WEEKS AGO requesting inspection and 2nd disbursement so I can pay my contractors off!!!!- but of course I haven't even received a response to any email or message left. The funny thing is that the number on the cover letter (1.800.293.8155) that Carol sent me to call for questions or concerns- DOESN"T EVEN CONNECT YOU TO ANYONE!!!! And when you type her last name- it says she unreachable by this number and hangs up on you.
I just called the number someone posted below and it did connect me to her voicemail- so maybe I will get a response this way?? I'm just happy to know I am not the only one dealing with these issues- I thought it was something funny with my account since it had started with COuntrywide and was transferred to BOA- but it seems like everyone is having the same issues across the board!!!!! Very frustrating!!!!!! I feel for all of you- and would NEVER EVER suggest this type of loan to ANYONE- makes the process that much harder for a first-time home buyer!!!! I've spent more out-of-pocket money at this point and still owe contractors money!!!!! ugh
I have been calling Bank of America for days now, things with my home are now running MONTHS behind schedule, and I have not been able to get a hold of ANY BODY. POOR customer service. I called and spoke with another person who tried to convince me that I needed a heloc loan, instead of helping me with my question regarding my 203k loan with Bank of America.
Awful. If you have luck, please let me know.
Well Carol called me back today and left a voicemail that said that they were very backed up and they just got my file on the 15th and it would probably be the week after next before I could expect a draw because it is still in the "set up" department. She gave me no other information about how to send a draw request, etc. However, Karrie emailed me back today after having told me last week that they got my file on the 7th. She said I might be able to have funds distributed in a week. Since there are five people in this department I'm assuming that these two are probably sitting right next to each other and giving me completely opposite information. A little irritating being given two different dates!
Wow, I am sorry for all of you .... At the same time it makes me feel better to know that we are not alone in this. It took us three months to close our loan wich would not have happened if we had not walked it through each agonizing step. Now that it has been closed for two months we have had all our work completed, our contractors were originally told that it would take ten days to get a check after the work has been signed off on... HAHAHAHA right... we are all still impatiently waiting and like all of you spending enormous amounts of time on the phone getting nowhere. With all the loans that BOA is closing they should make it a prioriety to staff thease deparments properly. There are alot of people who are out of work right now who could do a much better job than what is being done..we all need to get our messege to the right people..
I, like many of you, am having the same issues. I've called probably about 30 times and have gotten through twice. The first time I contacted them (4 wks ago) I was told it would be two weeks for my first draw. And then two weeks ago, I was told that my check was ready to be sent, but that my representative would not have time the next couple days to send it out. Can you believe that??? So while my contractor has been working for almost two months, they won't send a check out. The rep told me how over-whelmed they were and there were only 5 people in the whole dept!!!!. After talking to the cs rep, I asked multiple times to speak to supervisor. Finally I got her to connect me to a supe, who of course it went right to her voice mail. I think this was the Carol that is mentioned below. Carol's vm had a e-mail address to contact. Well, I tried contacting that person twice this week.... and gues what.... no response.... surprised?
So my contractors have been working for 8 weeks and are about a week from being complete and have not received one check. I've had to tap all my money just to keep them going. What is the kicker of all this??? We are all making payments on our loan like they have given us money! So that's extra principal, extra interest, etc... Doesn't seem right to me.
This is by far the worst customer service I have ever received... And it seems like nobody over at BofA cares!
I have also against all odds successfully closed a Bank Of America 203k loan in September, and since that time have been told to sit tight and wait for a welcome package. I have been allowed 50 days to complete the work, and so far 25 of them have been spent just trying to find out what is required on my part to make the first draw request. I have no information regarding the draw request process nor does my BOA loan processor. We spend an hour every day making phone calls to try to get information with no success. This is amazing considering that he has all the internal communication paths at his disposal. This was a retail loan for BOA, they should at least take care of thair in-house loans. I have never been faced with such an incompetent group of "professionals" as I have here at this Bank. At the very least they should respond with a realistic timeline and a list of procedures so that I may be prepared for whenever they get their act together. I would never recommend anyone to attempt a BOA 203k loan. (maybe thats what they want...)
From what I understand, James Regan is the top guy in charge of BOA's 203k department. james.ragan@bankofamerica.com I've had no success emailing him, but perhaps if he gets enough complaints they will see the light.....

what a coincidence...my loan officer just told me to call carol this morning! I will call her today. We also just found out that Plaza Home Mortgage lied about having sold our loan in September and it hadn't even sold until Oct. 7 because of a $0.32 discrepancy in the settlement statement.
