I understand what Upara is asking, but I want to go in another direction. 3/4" Solid Hardwood can not be installed below ground level. Basements typically have a concrete floor and there is no reasonable way to nail solid hardwood into concrete. So that only leaves two other wood floor options.. an engineered wood that needs to be glued down, or a laminate floor.
With all respect if the seller just put in lock & click laminate floor, then no matter what they paid for the material and install its not worth anything. Only true hardwood(nailed or glue), vinyl, & tile are true capital improvements and depending on condition at resell can the seller expect to get some ROI back, but not 100%.
Upara,
Sorry but you are going about this wrong - and your agent should be helping you with this. It does NOT matter what they paid to get that basement done. What DOES matter is how much comparable homes have recently sold for.
It also doesn't really matter if these comps have a finished basement or no. Basements don't add all that much value. Kitchens do, baths also do, and to some extent decks do.
The Seller may well have spent $5K - 15K to get that basement finished but that's his problem not yours.
Your agent should have told you by now what the recent comps are. If not, get them to do their job.
Upara,
Basements do not give the same return on their investment as say kitchens and bathrooms. Most agree that for every dollar spent in a kitchen or a bathroom you can add that same dollar amount to the value of the home. When you are talking about the basement its not the same, primarily because not everyone values that update as much as the other 2.
If you value the space then try to determine how much it would cost (look at materials like I explained before and figure a general carpenter charges between $12-$15 per hour. ) Guess if you want to get real specific, you could always call around to various contractors and ask them for a ball park figure for the job your talking about. Lastly you could always ask the homeowner for a copy of the invoice or the name of the company who did the work and give them a call.
mike, Thanks for your reply.
I am a buyer and the seller has the house which has a finished basement of about 1000 sq feet. I need to estimate how much is worth for ?. They have professinaly done it with wooden flooring + 8 recess lights. Celing is also done and it looks good. Not too fancy with bar or etc.. But decent enough and its 1 year old as per the seller disclosure. Let me know an approximate price for this finished basement..
Upara,
Thanks for the question. The cost to finish a basement would vary depending on the types of materials you would use. I would recommend going to one of the big chain hardware stores and pricing out materials. Wood paneling can start as low as $11 per sheet, but can easily reach $150 a sheet when you get into your cherry woods.
The idea to finish your basement is a great one for your family and also for future resale value. Even though the added square footage can not be added to the total square footage of the home, it is added living space. This will make your property much more attractive than those properties without one. Good luck with your remodel!
