If the appraisal is recent (ie not more than a month old), then many lenders will pay greater attention to the appraisal results than to the results of a CMA/BPO. Nevertheless, the results of an appraisal and CMA/BPO should be similar.
Sure Ginny, don't willy nilly use google. Here is some criteria to follow:
(1) An agent that appears near the top of a google search, odds are they a marketing budget that affords them the opportunity to invest in search engine placement
(2) Their website has an informative useful strucuture
(3) And, of course, they are a member of Trulia voices.
All of these apply to Mr. DeFede.

I do handle the Nutley market and can definitely provide you with the most recent comps. Let me ask how long ago was the home appraised? If recently then the most recent data should have been used in appraising the home. In addition if you do decide to sell, the accepted sales price must match a bank appraisal or the bank can deny the buyer a mortgage. In the past banks homes for sale had to appraise for at least the mortgage amount (i.e., if a house was sold for $500,000 and the buyers put down 10%, the house had to at least appraise for $450,000 but lately I've encountered bank appraisals that are requiring the property to appraise at $500,000 irregardless of what the buyer put down). So therefore the sales price and appraisal price must coincide.

A local agent would be your best bet for comparable sales. If you wait long enough, some local agents will probably answer you right here. Or, search through the Nutley questions and find an agent who's answers you like, think are accurate. (I personally wouldn't find an agent by googling them.)
If you do not want to talk to anyone, you can go to my website and order a market snapshot. It will give you information on closed sales in your area from your local MLS. The problem is interpretting the information-knowing personally the differences between those homes and yours. It will give you an idea, but the best thing would be to speak with someone local.
