I am considering a 2-story addition in RWC with 750SF finished space on the lower level and 750SF unfinished space on the higher level. There would be no basement. Assuming typical material costs and no expensive options, how much should I approximately budget for?
Tom,
I'm a General Contractor and a Broker ,and also leave in RWC. Whoever gives you a figure needs to keep in mind,if you going to have a bathroom or a kitchen in your addition, is your land flat or retaining walls will be required, what kind of roofing willl you have (weight of roof). The best answer (dollar figure) will be after you will produce some kind of ideas what are you planning to have . My suggestion to hire an architect, create prelim. drawings and the architect will give you figures.

Hi Tom, good question. The best person to speak to is a General Contractor. Feel free to call my husband (K.S. Construction, Ken Susnara) all the work he does is in Redwood City and San Carlos consisting of remodels, additions and new construction he has been building for over 20 years and can be reached at 650.868.3885. Ballpark estimate is between $250.-$400.a sqft. If you need a good architect / designer, let me know. Best of Luck - Mary Molinari Coldwell Banker 650.996.7981. http://www.marymolinari.com
Right now you can build for around $150 a sq ft, per my contractor without anything fancy. It can go all the way up to $300-400 a sq ft if you want high end stuff.
If you need an honest contractor, call PJ Rielly at 415-317-3731. If he gives you a bid, he will stand behind it. Whoever you choose to do the job, never pay any contractor in full until the job is finished.
