It depends on whether you are going for a conventional loan or not. With a conventional loan, the mobile must be "fee simple", where you own the land it sits on, and it must be at least a double-wide "Class C". The Class C designation indicates that the home has been permanently affixed to a foundation of some sort. If the mobile does not meet these requirements, don't lose hope. There are a few companies that make loans for mobiles homes on rented ground, or mobiles that are not Class C. Their rates will be different than those for conventional loans, however. If you decide to buy here, buy from a private seller, not from LC Homes. LC Homes engages in unethical business practices - including bait and switch. Be aware, the condominium bylaws - which were created and amended by LC Homes and its lawyers - allow the builder to do things like require that you - as the condo owner - purchase one specific GE model washer/dryer (which they, of course, will sell you if you don't want to shop around), AND allows LC Homes to maintain the majority vote on the condo association board forever. This, of course, means that when there is a proposal to increase condo fees, it will always go the way Louis Capano wants.

Here is a quick update as of 12/14/12 for Homes in the 19971 (Rehoboth Beach/Dewey) Zip Code. Although the averages are down for single family homes overall that is a little misleading as many homes in the luxury market have skewed the numbers. Homes and condos that are turn key are selling with multiple offers and are not staying on the market long. As you can see, the condo market is vastly improved with lender guidelines becoming easier to navigate. Still a great time to buy as there is some shadow inventory expected in the first half of this year, but if you find something pull the trigger. Hope this helps!

Great questions Confused Buyer. In nearly all cases, as part of the short sale negotiation the bank will pay any commissions. However, if you engaged a REALTOR as a Buyer's Agent to approach a private home seller that may be in distress but not listed on the Multiple Listing Service, and you have agreed to a buyer's agency agreement agreeing to compensation (commission) then you may. Even in that scenario the bank would most likely be willing to pay the commission.
We have found that banks are higher to the purchase price offered as opposed to the net they receive. Some agents will attempt to manage the transaction and paper chase of financial docs from the seller which can be problematic. We prefer to engage a short sale negotiator, like Bill & Denise McCormick of CK Capital Management, in the process to keep the process moving along fast enough to be practical.
