Condos are always priced and sell for more than co-ops. What would you consider reasonable? Also 2 bedrooms are much more common than 3 bedrooms.

The individual staying there has no legal right. your sister simply needs to call the police and have him removed from the premises. You may also change the locks when he leaves.
