what do you think of the manufactured homes in the age restricted communities in Mesa?

I like the community but am reluctant to commit to owning a house where I don't own the lot (they have a land lease arrangement). Are these houses saleable?

I've been reselling pre-owned manufactured/mobile homes in age restricted and no age restricted land-lease communities throughout the East Valley since 1995. Is there a market for these types of homes? Yes. Is the demand for these types of homes as strong as homes sold with the land? No. I've posted a link to our website where you can see the types of manufactured/mobile homes that we've found sell the best.

FIRST ANSWER

Hi, Ag ... the properties are saleable, but not as real estate. The transaction's no different than selling a car.Transfer of title, and that's all there is. Given that, it's hard to say precisely how strong the market is for resale - I have contacts for Casa del Sol in the West Valley, but none in the east. My thought would be the substantially lower cost to purchase would keep the market fairly active.

If price is the primary consideration for you, then these type of communities may be your best option. If you have some flexibility, there are many, many age-restricted communities where you own the land and the property throughout the Valley with prices somewhat lower than you'd find in comparable non-age-restricted developments.
