I am considering a home which backs up to Dynamite Road and Alma School Rd (Troon Area) of Scottsdale, and while I can't see the road from the back yard, I can hear it. Since it is one of only 2 roads into Rio Verde, I'm concerned with the traffic volumes and noise.
You should be concerned. Take heed of all the feedback and look for a nice home far off Dynamite. Even those homes a few streets back get the road noise.
We lived at Pima Rd and Happy Valley (acre lot was one lot west from Pima Rd) for 8 years. During that time Pima Rd was widened from 2 lanes to 4 and traffic increased so that sitting on the deck or patio was unpleasant. When we sold the house prospective buyers would get out of their cars, hear the traffic noise and leave without coming inside the house -- it took 9 months to sell in a not particulary bad economic situation. I would never again buy a home where you can hear traffic. You'll get used to the background noise but anyone who visits will notice immediately and it will negatively affect resale. I now live north of Dixileta and 164th St -- horrible dirt roads but very, very quiet!
Although ADOT has looked at extending Rio Verde Drive east to Rt 87, the study ended years ago (I received all study materials and updates) and it is unlikely to happen due to bald eagle habitat along the Verde River.
Dynamite road is heavily traveled as it is one of the few routes to Rio Verde and Tonto Verde.Adot has in its long term plan to connect Dynamite to sr87 across the river as the only access is from Shea Blvd. Sundays are usually very noisy as well well all of the Harlkey riders take their morning rides out of town.
We lived in Mark Lane, odd number, backing to Dynamite - sold the house after half a year due to noise. Admitted: It was in 2004 and demolishing and building trucks were pretty busy at that time but maybe those times will come back soon. Remember: they start their work at 3 AM, don't even think of sleeping with an open window. Entertaining on the patio is a source of constant fun on your guest's faces, but I had the feeling they were smiling at my inability to buy something decent...
If you still buy: See, that there is no fire hydrant at the corner to Dynamite. All water trucks fill their tanks during the night. It was like a busy gas station.
Not only do you want to know current traffic, but I would suggest that you look at the long-term plans for road improvements, including plans to add additional lanes during the time you intend to own the property. The other thing to consider when purchasing home backing to a heavily traveled road, is to consider how close it is to a stop sign or stop light. Stop and go traffic can be even more noticeable than the constant "white noise" of passing traffic. The other thing to consider doing is being in the area on a weekend afternoon, to see how much high decibel motorcycle traffic you hear.
Price, Location, Condition.

If you will give me a call I will put you in touch with a personal friend who does the traffic studies for Maricopa county.
Scott-
I have a close friend with a home in Troon that backs up to Dynamite. We go over there frequently enough for dinner parties and such (including New Years Eve this last year). From within the home we can't hear anything. From the pool area you can hear the sounds of muffled traffic. Their lot sits a bit lower in elevation than Dynamite, and I think that helps soften the noise.
I think the volume of traffic isn't nearly as important as just how noisy it is with any traffic. My friend's home suits them fine. I don't prefer it myself, but they feel they got nearly double the home for their money thanks to the Dynamite Rd's impact on the price of the home, so they are quite happy.
To answer your specific question, if there was a traffic study done recently, I would contact City of Scottsdale. They would have that type of information, if it exists.
Scott, my recommendation is to remember: location, location, location. If you can hear the traffic now, and it concerns you, then don't do it. Buyers typically purchasing a resale will - no matter what - stay from anything that is next to a busy road. If it's not busy - it will be. Just my two cents! ;-)
I don't know how to find the volume answer, you might check with the City of Scottsdale, they may have looked at adding a traffic light there. There is a fair amount of traffic on Dynamite Road, sometimes in the weekend you may get a bunch of motorcycles blowing through.
