In this type of real estate market most properties are open to negotiation on all fronts (price, terms, etc.). So if you see a property for sale that you would really like to rent, approach the seller or their agent and make them an offer.
You might be surprised that someone who was originally trying to sell might be very open to the concept of renting to you. Good luck.
