We're considering moving to the New Braunfels area early next year; what is a good neighborhood?

We have 2 small children and want a safe neighborhood where they can play outside; little traffice is a plus. Is Dove Crossing a nice area? Thanks for any information on the neighborhoods.

Don't live in Oak Run. The developer has ruined this neighborhood with changes to street layouts just to save a few dollars. The traffic within the community is insane for small children or anyone wishing to take a walk. The expansion of Hwy 46 will only add to the noise, dust and stench. For the city as a whole, be very careful with your selection. The developers run the show here through the city planning office and the elected council. Even reviewing existing plats as part of your decision does no good when the developer sees a chance to make money, and there is very little you can do about it...except move. The city will answer for this with lower property values, a poorer school system and a bad reputation that will take years to fix.

Havenwood and Vintage Oaks are both good choices in the New Braunfels area. They are 100% custom home communities where each house is unique. Havenwood is close to I35 and is very family friendly. Vintage Oaks is a little more secluded for privacy and is situated along the Texas Wine Trail. There are other communities in the area, but I recommend starting with those.. the land consultants there can educate you on the area and teach you how to go about looking at neighborhoods. If you are looking for little traffic and a place for your children to play outside - I would suggest Havenwood at Hunters Crossing. We have 1-3 acre homesites where you can build your own custom home. Pools, tennis courts, walking & hiking trails and many families have build already. This is a gated community with easy access to I35 - San Antonio and Austin. If you would like more information, I can put together some literature for you with a DVD showing the area. Hi, I am a native of New Braunfels. I grew up here and attended the Comal Schools. My children were also raised here and went to the same schools. How cool is that!! There are many neighborhoods to choose from that offer safe play areas for children. Many have Guadalupe River access with playgrounds, pools etc. Many are gated. I would be happy to share my knowledge of our home town with you.

There are a number of nice neighborhoods in the New Braunfels area, all offering a variety of features and benefits. It really depends upon your wants and price range.

If you're looking for an existing home, I would recommend contacting a local realtor. They can simplify your search dramatically. If you think you might like to purchase a piece of property and build, a "google" search should provide websites of several communities in the area that can provide this option.

Great choice! Perfect area to raise a family! You may want to look in San Marcos or Buda! If you plan on working near Austin get a fleet card for gas! Yikes!

There are tons of great neighborhoods in New Braunfels! We are very blessed to have wonderful areas, 2 great school districts, beautiful parks, etc. Dove Crossing is definitely one of those great neighborhoods. It is a pretty deep subdivision, so if you buy a home that's in the back, it has very little through traffic and many cul-de-sacs.
