Really depends upon your goals and what you want to do. 20 acres can be pricey when you add the cost of a home to that. But anything over 10 acres can have a ag exemption if you use it for agricultural use. That helps lower the taxes on the land.
Do you want to be away from neighbors? Ride ATVs? Ride horses? Hunt? Be close to town? Be secluded? Have the property natural or manicured? Have paved access or is county road ok with you? Want to have to work at maintaining the property or just enjoy? 20 acres can be a lot of property to maintain but it does give you a sense of privacy.
If you are thinking this may be something you want to do, it is a good idea to use a local Realtor who is familiar with the area you want to live. Every county has different rules / laws for the land located in their county. Your entrance / exits to the land is governed by state and/or county law. If you can subdivide any land you purchase is governed by county rules. What you can do with the land can be governed by the deed restrictions. Typically that size of acreage does not have restrictions but they can be written into the deed for that particular property.
There is 22 acres of repossessed land in Wilson county that is up for sale for a very good price. While most agents would think it is unrestricted due to the location and size of the parcel, it is NOT. How do I know? I had a buyer and before we made an offer, I asked the local title company for information and the deed restrictions. As it did not meet my buyers's needs so we did not waste our time making the offer.
I currently have a 40 acre tract with a very, very nice custom rock home on it; it has a tank and a hunting blind and the current homeowner gets to his SA job in about 35 minutes. It is very secluded and quiet with different types of cover throughout the property. I maybe listing another property with 12 acres that is the other direction out of Floresville soon. The current owners have added a barn, tack room, pens, round corral and some sheds for their horse, cattle & pygmy goats.
