This is probably an old posted question, but the bottom line is the entire SFV has it's pockets and problem areas. I am a huge fan of Lake Balboa and put my money where my mouth is in 2008. We moved here from West Hills against the opinions of others. My wife and I believed that the area would be the up and coming alternative to Encino and Sherman Oaks for young families and first time homebuyers for one main reason alone.
If you are a young professional working in Los Angeles, there are 3 likely places you will be punching in daily, Warner Center in Woodland Hills, Los Angeles or the WestSide. Proximity to the 405 freeway is critical unless you don't mind missing out on seeing your kids grow up. Used to trek from West Hills to Culver City and it took 45 minutes to get from Topanga to 405. Forget it. I want to be home before kids go to bed and see them before they leave.
Where you live is a state of mind in my humble opinion, you have to make what you can with what you have. Big fan of the proximity to all the recreation and activities #LakeBalboa has to offer. Our family and team call #LakeBalboa home.
I think, it is nice and relatively safe. Most of houses are owner occupied. The best part about this location: parks. What other city offers this much park ground?! Golf fields, tennis, biking and running trails, nice lake, Japanese Gardens, etc, etc, etc. Lake Balboa is a hidden gem of Valley:)
