Having worked with John Wieland in that community, then these factors come into the mix. The double pane windows cut out noise, leyland cypress on the banks act as a buffer, having a screend in deck again deflects noise and a fence addresses the safety issue.
Still this is classed as a compounded lot and with the right representationand negotiation a great deal can be had. Leyland cypresses grow very quicky so by the time you come to sell you wiil probably not be able to see or hear the parkway.
I would like to see the lot
I would suggest that you visit a home of interest during different times of the day so that you can determine if the noise is too much for you and your family or not an issue at all. For many the noise is not a bother at all and is not noticed.
Safety is a subject that we as Realtors have to stay clear of answering. I would recommend that you contact Gwinnett County Police department and you can obtain a crime report for the area and then you be the judge on safety. I would also recommend that you speak with the security force at Sugarloaf as I am confident that your mind would be put at ease.
