How are the homes in Sugarloaf Country Club that back up to Sugarloaf Pkwy for Safety & noise?

I have lived in Sugarloaf Country Club for over 10 years and specialize in Sugarloaf real estate. Safety is not an issue for homes along Sugarloaf Parkway. The community has excellent fencing and is not easily accessible from the outside. The security teams have toughened standards on allowing anyone access. Everyone must present a picture ID. On the noise, it really depends upon the specific home. There are cypress trees that line most of that perimeter. Many of the lots are positioned to where this is not a problem. However, this may affect resale value and is a serious consideration.

Having worked with John Wieland in that community, then these factors come into the mix. The double pane windows cut out noise, leyland cypress on the banks act as a buffer, having a screend in deck again deflects noise and a fence addresses the safety issue.

Still this is classed as a compounded lot and with the right representationand negotiation a great deal can be had. Leyland cypresses grow very quicky so by the time you come to sell you wiil probably not be able to see or hear the parkway.

There are homes in every community that back up to a road. Sugarloaf Country Club is a sought after community; however, we are in a strong buyers community and Sugarloaf is no exception. There are great deals, reduced prices, and great negotiations to be had.

I would suggest that you visit a home of interest during different times of the day so that you can determine if the noise is too much for you and your family or not an issue at all. For many the noise is not a bother at all and is not noticed.

Safety is a subject that we as Realtors have to stay clear of answering. I would recommend that you contact Gwinnett County Police department and you can obtain a crime report for the area and then you be the judge on safety. I would also recommend that you speak with the security force at Sugarloaf as I am confident that your mind would be put at ease.

The Sugarloaf Country Club has generous lot and set backs that wind throughout the Greg Norman designed 27 hole TPC golf course. The community features a gated entry and their own security force. This area of the Sugarloaf Parkway has new shopping developments and business park complexes. It's an easy commute to expressways. Atlanta is brimming with golf communities, although none compare to the Sugarloaf. Newer custom built homes, Gwinnett County's top schools, club house restaurants and many family oriented activities. In recent months there has been a great number of price reductions with the increased of homes for sale. Many great buys to be had. While that is a question that I really can't answer for you, most of the homes are setback with a buffer. Furthermore, Sugarloaf Country Club is a prestigious, sought after gated golf community that is home to the A.T. & T PGA tournament,. There are three other gated golf communities within a 15 minute drive.
