With regard to buying condo rental property investments please be advised if you need financing the lending climate and qualification guidelines are very tight right now. Lending for investment property is very challenging even for folks with the best of credit. The difficulty is the how the lender's underwriters look at the condo complexes in terms of risk evaluation.

If you can finance a unit as your second home that would be helpful to you in getting a financing deal done. Be prepared to put 20%-30%.

If you have cash you are in very good shape because right now cash is king.
