Here's the best formula to follow. When you get here, rent in Rosamond. It's close to Edwards and will save you time and distance to shopping is much better than California City. Then spend some serious time reading the local paper, visiting the different neighborhoods, and determining the "right" price for what you want here in the Antelope Valley. If you can wait a year or two the prices in the area should drop significantly. I personally would not pay over $100k for anything in Rosamond nor over $150 in Lancaster or Palmdale. Keep in mind your commuting cost (time and fuel) will increase substantially with a commute to Lancaster (25-30 miles) or Palmdale (30-45 miles) versus Rosamond (17 miles). California City is nice and close to Edwards (15-20 miles), but it will take about an hour to drive to Lancaster/Palmdale for shopping and dining. Prices in some certain cases here have appreciated 400-500% since 1997 and are past due for a correction.

We are stationed at Edwards and are buying a house in Cal City. it is only 20 mins from base and in a general a nice area to live. We lived in Lancaster when we first got here but there was too much crime and just the quality of the area we moved after 2 months. It is ok to shop there but I would never live there again. Rosamond is ok but more expensive than Cal City even rent wise for the same drive.

The majority actually live in Lancaster or Palmdale. These towns have about the same drive as Tehachapi, but more drive than Rosamond and Cal City. Lancaster and Palmdale have amenities that the others lack. Wait until houses are under $200K in Lancaster and Palmdale.

A goodly number of EAFB personnel live in Tehachapi. It's a 40-minute drive, but the ambience and quality of life are strong points.

Hello, you want to look in Rosamond or California City, these are the closest down't know about Rosamond but I've seen some really nice looking new homes listed in California City for under 200k, if it wasn't such a drive from there to the China Lake base we would have bought there.
