Cedar Hill/ Dallas 75249: Good area?

I've been looking for a house in for quite awhile. I found one outside of my search area that I like, but am unfamiliar with the area. Does anyone have an opinion on this area? I see that there is a nature reserve and some decent shopping nearby.. is there anything I should worry about here?

All areas are subjective and based on what you can afford. Check with local police departments for crime stats.

I have been in Cedar Hill for almost four years and love it!! but i don't know about the 75249 only 75104

Check with the local police department, NeighborhoodWatchdog.org and check out the link above on Trulia type in Cedar Hill then under Local Info click Community Information then on the Crime link. There is an interactive heat map so you can look at neighborhoods and there are police reports at the bottom of the page.

In my opinion the biggest concern there is declining values and the predominance of rocky soils. Depending on what neighborhood or area you are looking in you may see a larger percentage of foreclosures than in other parts of the Metroplex. If you are looking in areas around the lake you will definitely need to have any of those properties looked at by a structural engineer. The area around Joe Pool is very rocky, and homes on hills must have foundations that can withstand the special stresses placed upon them. Not all of the homes out there were built with foundations that will hold up over long periods of time. Many of the lake area homes I've seen have severe foundation issues. This does not mean that all of them will have the same problems, but it is something that you definitely need to be watchful about.
