when a realtor list a house for 20 days for a certain price i say ill buy it then they say were taking offers?

I would answer like Dana did. Call the REALTOR and tell them you want to make a written offer on the property. The written offer will detail all the terms and conditions for the purchase, Until the seller agrees in writing you do not have a contract to purchase the property. "Taking Offers" leads me to believe there might be other offers or other interested parties. Ask the REALTOR if there are other offers. They may or may not be authorized by the seller to disclose other offers, but it never hurts to ask. It's the sellers option as to when, how and if they respond to an offer to purchase, even if the offer is for the full asking price. Good luck!

The agent may be asking you to submit a written offer rather than just verbaly offer to purchase. all offers must be submitted in writing.
