While the resort is oceanfront, the listing on this unit indicates that this unit has mountain views. It also mentions on-site activities and amenities that include Restaurants, Bars and Lounges, Hawaiian entertainment and shows, Shops, Boutique Spa, Exercise Center, 2 Pools (one w/a sand bottom and water slide), 2 Jacuzzi/spas, nearly 3 miles of beach.

This property is a short sale which means the Seller is hoping that his/her bank will accept less than he/she currently owes on the mortgage. Therefore, even if the Seller accepts your offer, it is contingent on his/her lender approving that offer. The lender has not set the asking price, the Seller has.
