what does a home warranty cover if its incliuded?

All home warranties are not created equal. If a home warranty is included in a home that you are purchasing, ask for several things 1) Documentation of what is included in the warranty 2) A contact from the warranty company 3) the warranty company website. You should be able to find out what is included in YOUR warranty.

Typically they will cover your appliances, structure, roof, etc. The company may also offer the option for you to extend the length of the warranty. Also remember that each company offers different levels of coverage from basic to premium

Depends on what a particular plan includes. Most time it covers all major systems(electrical,plumbing,heating, CAC), and appliances. Does not usually cover structural things such as roofing and siding or things outside the house structions (Sheds, driveway etc). There is usually a deductable (also called a service call fee) and can vary among companies. The company Weichert uses in my area is HMS and the service call is $100 and that is it. You usually have to call the home warranty 800 number and schedule service thru them and they will contact a local repair company. Do not call a repair company first and then call the home warranty company as they will usually not cover the service call. This is different than a new home warranty which is issued on all new construction. If you need any other information please do not hesitate to call me at 908-303-2472.

Hi Mari, ask for the specifics of the home warranty policy as they do differ. But as Gina points out, they provide good "peace of mind" benefits in cases where the appliances or mechanicals are nearing the end of their useful life. But in terms of coverage specifics - you need to ask your agent to get the specifics from the listing agent. Especially if there are certain things that you are assuming are covered, ask the question to avoid surprises.

Hello Mari:

It depends on the warranty plan offered. Many of them include the kitchen appliances, heating/cooling systems, water heater, etc. They are good to have as peace of mind when buying a home.
