Sites like Trulia, Zillow, Redfin, etc. sometimes 'recycle' old listings that don't get updated as often as they should. I love these sites for market statistics and neighborhood research, but the only way to get up-to-date property listing information is direct from the MLS.

Also, remember that in a real estate transaction, the commission of the buyer's agent is paid by the SELLER, so the only fees that you'll incur are your typical closing costs (title/escrow fees, lender fees (if you're getting a mortgage to finance your purchase), inspection fees, etc). Sometimes we're able to get the seller to cover some if not all of those costs, but there is also a program available that will assist you with those fees if you don't have sufficient funds available at this time.
