Hello Sally
I am Jorge Nuñez, Realtor with EXiT Real Estate Gallery here in Jacksonville FL.
As you may already know not all homes that go into default processed all the way through foreclosure. Many homes, like this one you asked about, sell before the notice of default is finalized. Like you, many home buyers and investors are attracted to short sales and foreclosures because they want to buy a home for less than market value. Sometimes sellers in default and buyers who want a short sale or foreclosure can seat toguether and enter into a profitable transaction for both parties. Notice please that I said sometimes. Distressed home sales are complicated and time consuming; both sellers and buyers should at the very least seek legal advice before entering into such a contract. Please hire a Realtor.
Always remember that Jacksonville is a fast growing city, therefore, what ever you do, make sure you request a Case Study and Analysis from your Realtor on the property before you commit to a contract. Again, this is crucial.
At EXiT Real Estate Gallery we have in house representatives that will as a team come up with the correct answers you must have before buying or selling a home. For intelligent buyer’s this is a must.
