they advertising some land for sale in lake elsinore, how do i know that i am buying from the real owner? they are offering financing it seems like a great opportunity but i am just want to dealing with the right person..please send me some ideas how can I check this out?

I would like to quickly add to the previous answers. I advise that you work with a Realtor to help you with the myriad of steps and processes involved in purchasing land. Not only will the Realtor make sure you're working with the real seller, but they will also be able to assist you with getting answers to important questions. Questions regarding: zoning, permits, utility availability, easement & encroachments, Perc-Tests, engineering, grading & fill, etc., etc. There's a lot of different issues with land. I suggest you make sure you get advice from someone who has experience. Good Luck!

Dear jcracing2006,

You can access the county tax assessor's office online to verify who the legal owner is. Compare that information with individual offering the land for sale. It is acceptable to verify identification if necessary. The link for the Riverside County Tax Assessor's Office is http://www.countytreasurer.org/online_info.aspx. Continue on to the online payment area where it will ask you for the property address or parcel number. An owner of record will provided for you to verify.

Understand that you will always want to purchase real estate using title insurance and a licensed escrow company to take care of all of the legal checks and balances involved with any property conveyance. I hope that helps! Have a great day!

You can preliminarily check Count Tax records to find out who owns the property; however, I would suggest you use an Escrow/Title company to assure you receive clear title!
