This home is currently pending an August settlement. Yeah, I know, we've past August. I left a message with the listing agent to get back with me. So I will report later.

As for the price, if you think a price of a home is too low, there's nothing stopping you from offering more. Although, reasons a given for low prices. Quality of the home, perhaps plans to do something with the neighborhood, etc.

Would advise you to hire a buyer's agent and/or real estate attorney. Ask the agent for comparable sales to verify pricing. Submit an agreement with inspection contingencies to understand what defects are present. If you hire a real estate attorney, they can normally perform the title and closing services. However, if you don't, ask the agent for a title company referral.

Don't go it alone and don't rely on the Seller. Good Hunting!
