I searched the property that you were asking about. 9106 Champney. I see that the property was scheduled for Trustee sale on 6-22-11. That sale date has been postponed by mutual agreement. When a bank takes a property back via foreclosure or deed-in-lieu, they will assign it to someone locally to get it ready to put back on the market. Your contact would be with that local representative and although that's possible, I don't recommend it. That individual represents the bank/owner and you should consider having your own real estate professional representing your best interests especially when negotiating to purchase property that has been foreclosed upon.
You wouldn't go to court and have the other side represent you, would you? This is about the same thing: having your own real estate professional help you with the offer, negotiations and closing is what savvy home buyers want.
