Hello Slicesue.....
9106 Chapney has been withdrawn from the market on 05/17/11.
There are 26 homes that are currently available within the same subdivision.

Hello Slicesue
I searched the property that you were asking about. 9106 Champney. I see that the property was scheduled for Trustee sale on 6-22-11. That sale date has been postponed by mutual agreement. That can mean several things have happened. The property will most likely be in limbo for awhile. Give me a call and we can discuss any questions you might have. Thank You for the question.

Hi Slicesue,

As was mentioned this property has been taken off the market. It is in foreclosure, though not yet bank owned. Right now the foreclosure sale appears to be scheduled for June 22nd.

If this is the neighborhood you want to buy in, there are 28 properties available for sale in that community right now. You can view all of them via this link: <…

When a bank takes a property back via foreclosure or deed-in-lieu, they will assign it to someone locally to get it ready to put back on the market. Your contact would be with that local representative and although that's possible, I don't recommend it. That individual represents the bank/owner and you should consider having your own real estate professional representing your best interests especially when negotiating to purchase property that has been foreclosed upon.

You wouldn't go to court and have the other side represent you, would you? This is about the same thing: having your own real estate professional help you with the offer, negotiations and closing is what savvy home buyers want.

If you'd like me to assist you with finding and buying a property, please call or email me.

Best regards,

Hi Slicesue,
There are five properties for sale on Champney avenue, but 9106 is not listed in the MLS listings (nor has there been any history on this property). Either this is the incorrect address, or the home may be unlisted and might be for sale by the owner.

Soryy, we couldn't be of more help.

Right now there are 5 available properties on Champney, but 9106 Champney has been withdrawn from the market (it was a short sale). That's why you are seeing a "market value" rather than a "list price." So the answer to your second question is that no bank is *currently* selling this. They may be waiting to do cleanout, they may be trying to remove a title problem, or they may just be waiting until the first of the month to re-list it.

If you want to know about buying or listing a property similar to that, I do hope you'll think to contact me.
