The home you are inquiring about at 4200 Oak Street in the Palm Beach Gardens neighborhood of Garden Isles has quite the history. The bank has had it on the market a couple different times and in between they installed a new roof, kitchen and fresh paint and carpet with a few other items all taken care of. Like many bank driven efforts this took forever and then finally on February 27th they were ready to go and put the home back on the market.
I am not sure you understand how strong the local real estate market is but in this segment it is red hot and the buyers were waiting in line. We based our offer on the most recent comparable sales that we could find and I know there were 5 offers higher than ours.
But then the word came out that all offers were rejected. They have a title/vesting issue on this property and no timeline to resolve and do not want to put this under contract right now as they cannot convey this property. Once this is resolved or they have a timeline for resolution they can go back on the active market.
One of the neighbors reported that the previous owner had told him he may be moving back into the property so it is an interesting tale indeed. The property was taken off the market for repairs and then was put back on market. The listing broker received multiple offers and submitted 10 highest and best offers to the seller. The broker then received notification from the seller (bank) that there was a title issue and they took it back off the market. The listing broker is not sure how long it will take to clear the title issue but as soon as it is cleared, they will put it back on market.
