is a multi family home the same as a duplex?

A multi-family means more than one unit. A duplex is confined to 2 units. (DU = 2)
What a duplex looks like varies.
Some are side by side, some are top and bottom, and some are mixed up and down in older buildings.

A duplex could also be considered a 2 story apartment. Most of the time they are found in urban setting buildings. A multi-family is also know as a 2, 3 or 4 family home. They are usually investment type properties where one family lives in a unit and rents out the rest of the units to cover their mortgage or an investor simply rents out all the units to generate income.

A duplex is a side-by-side mult-family home. Other Multi-family homes consist of two-families (usually over under arrangement), & three+ families. Single family homes can also be considered "multi families" depending on the zoning if they have an accessory apartment or in-law - you will find listings that are advertised as both single-families and multifamilies although the town zoning will specify one or the other, not both.
