info on 234/236 granada is incorrect on trulia. this is a 2-unit property (house and back cottage with separate address, utilities). 3br/3ba.

Trulia takes its information from public records, including the county assessor, tax collector, and recorder. I checked the assessor’s information and found your property at 234 Granada is listed as a single-family home, with 360 sq. ft. and only 3 rooms. This sounds like the cottage, not your home. It is possible that the cottage was the original single-family structure on the property?

Where there is a large single-family home and a significantly smaller unit, the property can still be considered a single-family home. Maybe the larger 3BD/3BA home was just not recorded correctly.

Caution: While it is possible to correct the city’s records, you need to look into how changing the records could affect your property. For example, when my clients found they were in a similar situation (their single family home was reported as multiple units), they alerted San Francisco’s Building department and got the city’s records changed so the property appeared correctly on the 3R report. Unfortunately, when they wanted to convert the home back into two flats they were prevented from doing so because they could not provide the required side-by-side parking.
