Where there is a large single-family home and a significantly smaller unit, the property can still be considered a single-family home. Maybe the larger 3BD/3BA home was just not recorded correctly.
Caution: While it is possible to correct the cityâ€™s records, you need to look into how changing the records could affect your property. For example, when my clients found they were in a similar situation (their single family home was reported as multiple units), they alerted San Franciscoâ€™s Building department and got the cityâ€™s records changed so the property appeared correctly on the 3R report. Unfortunately, when they wanted to convert the home back into two flats they were prevented from doing so because they could not provide the required side-by-side parking.
