In this case, it appears the home is being sold with an existing tenant. That lease contract would convey to the the buyer. These are great for investors , however , not so great for a buyer needing a fast move in.

so they just want to get the 40% down payment for cash. Is it wise to take a mortgage at 8%? what happens after the 3 years of the loan term?
