Homeowner is requesting one month rent as security deposit.

You would also be required to pay $2000 Realtor commission that will be shared equally between the listing agent and the agent you decide to have represent your interests.

Just because they are asking $2,000/month, does not disqualifying you from making an offer less than that amount.

Yes--based on the referred link, if you decide on making an offer on this property and the landlord accepts, you will need the first month's rent--the amount agreed by you and the landlord (listed at $2000), one month's security ($2000, or whatever agreed amount), and one month's commission ($2000, or whatever agreed amount), if two agents are involved that commission is shared.
