This is one of the nicest units in Strickland Row condominiums. The reason you still see it in PND (Pending status), is due to the fact it is a short sale. The current owner bought the unit for $295K and took a mortgage for $310K back in 2006. It went PeNDing when it was offered at the reduced price of $159K which is a steal of a deal. Since it is a short sale, we don't know what the delay in settlement is all about. It is probably that contracts are executed by Seller only and the deal hasn't received the official third party (bank) approval for the short pay on the 1st/2nd mortgages. Obviously, the listing agent did not have any type of pre-approval for a short sale or this would have settled already. It may become available again.
