Further research indicates that there was a "Release of Lis Pendens" filed on 11/09/11 which rescinded the Notice of Default filed on 08/23/11. The owner may still entertain a purchase offer, however, they will no longer have to do so under the threat of foreclosure.

The property shown above is NOT for sale. The information you are looking at is provided by RealtyTrac and taken from public records. The problem is, this information is always misleading and often totally wrong.

The $102,000 is the amount of a 2nd trust deed on the property. The homeowner has defaulted on this loan and the lender has filed the 1st document, a Notice of Default, needed to foreclose on the property. There is also a 1st TD on the property of $345,000. The status of payments on this loan are not currently public record. The property value, if it were not a distressed sale, would be in the low $500Ks. As a distressed sale it really depends on how much of a discount the owner is willing to take.
