Thanks for the request. I do have a couple of thoughts prior to scheduling any kind of showing with someone on my team.
1. Prior to showing a home to a new client, I need to make sure that you're not already working with another agent to see homes. I don't want to step on toes or interfere with an existing client-agent relationship. If you're not already working with an agent, I'd appreciate the opportunity to discuss the services my company provides to Buyers, the duties owed to you by us as your agent (confidentiality, loyalty, obedience, full disclosure, etc.), how we earn our fees, and how we formalize our client-agent relationships.
2. This is a bank-owned property in a distressed condition. If you intend to finance this purchase with a mortgage, we'd need to make sure that the lender is aware that this property will very likely NOT qualify for typical financing. The kitchen has been completely removed, and many lenders will not finance a home in that condition. There are, however, several types of loans which may allow you to finance a new kitchen as part of your purchase.
3. If you're intending to pay cash for your purchase, a bank statement showing available funds is a satisfactory proof-of-funds required for this purchase. It is my company policy that our agents only show homes to individuals who are either pre-approved for the type of financing required for the specific property or who have provided a proof-of-funds from a bank or investment firm.
