The answer is in the marketplace. The county appraiser will put a value on a property, that is the taxable value. Then there is a market value. What a ready, willing, and able buyer will pay for this a home in a community in it's current or improved condition.

If you are a buyer it may be worth more to you than another buyer. When a buyer and a seller get together and agree on a price, then an appraiser is called in to make a subjective judgement to protect all parties and give his/her evaluation based on comparable homes that have sold recently in the same area. Usually a bank requires this appraisal in order to secure the loan. If it is a cash sale, there is not a requirement for an appraisal, however, if you want to protect your interest you should have an evaluation done by your Realtor or hire an appraiser.

If you are a seller, a good Realtor that knows the area can do a complimentary evaluation know as a CMA. This will be a close approximate value that the home can be listed for using statistics known to the Realtor. The "list" price will be very close to market value. A seller can expect between 95-98% of list price on average.

Generally speaking and this is just a snapshot only. In Hunters Creek, for homes listed above $400,000 and going back 18 months. The average sale price was, high of $575,000, average of $465,000 and a Median avg of $499,000. In the past 2 years there has been little sales activity to track for homes sold above $500,000. This is all in the MLS statistics. This is not uncommon in today's market. Values all over have taken a hit as we all know. The good news is we may be seeing what some are calling "the bottom" of the market. You can see on Trulia that the 2003 value of this home was about $300,000. It certainly should be no lower than that today but may be close to that value. You really need a professional evaluation.

If you are looking for a value of this home I would like to help, according to Orange County Property Appraiser website the home sold for $555,000 in November 2005.

With the marketing being down in the last year alone about 24% it would take a CMA or Appraisal to help determine the sale value, I can help with the CMA if you are looking to sell.

Remember your competition is short sales and foreclosures.

I just negotiated a short sale this week with Wells Fargo, the seller had the First (primary loan) closed out with the proceeds from the sale of the home. The original sale price was 245,000 in '05 and the Short Sale price ended up being 155,000. The Second (100% financed in '05) position loan worked out a discounted payoff and released also.

To answer your question Trisha, where this property is located there are not enough sold comps that could really give us a solid grip on what this property could go for today.
