how many days on the market. Any new upgrades?

Hi North!

Besides this being a fabulous Sarasota builder -- Arthur Rutenberg ...The question I get asked most about this neighborhood is how is the market doing?

Comparable listings days on market is 198 days with a 91% sale price to % of list price. With a total number of comparable sales of 33 for the 7-12 months prior, we see 14 for the recent 3 months as of 1/31/2013 at 6:02 est.

We only have 37 comparalbe activie listings, down from 53 a year ago. With an absorption rate of 4.67 homes a month, we have 7.93 months of inventory.

With the median comparable sales price of $406,250 -- it certainly looks like there is some real value in this neighborhood and property!

North_Woods, The property has been currently listed per the MLS sheet (10/3/12) to date which = 118 DOM. It had been listed and withdrawn in 2012.

With regard to your question about upgrades, what upgrades interest you? It is a bit of a broad question and difficult to relate information to what features you are seeking.

The best way to determine whether or not the home works for you would be best to see it for yourself, or work with an agent that can communicate specific features to you.

It appears that some Realtors have incorrect information regarding the property in question. The home at 6801 Erica Drive was listed on October 3, 2012 for $439,000. It has previously been listed on December 24,2011 for $424,900 and was withdrawn on July 31,2012. Theris no mention of new air conditioning in 2011 in the MLS listing.

H,i the property is move in ready, new air conditioning in 2011. It has been on the market for 2 weeks.

This home was listed on 7/17/12. The original list price was $524,900 reduced to $499,900 and is currently at $469,900. It is owner occupied. Some furniture is negotiable under separate contract. No permits have been obtained for upgrades such as new A/C or hot water tank or roof. You can search the Sarasota County Permits by going to the following web page As far as interior upgrades that may have been done, I don't know without asking the listing agent. I do have a copy of the Seller's Property Disclosure that I could send to you. If you have additional questions, I would be happy to help.

As of today, this home has been on the market for 116 days. There are 6 homes currently on the market in Serenoa, priced from $400,000 to $699,000. I would be happy to show you this home, or any others that may be of interest to you.
