Personally I'm not sure there's any legal precedence on how short or how long you can negotiate a lease. Along the North San Diego Coast it's SOP to write 60 & 90 day leases on beach vacation rentals.

Lease agreements can vary in length. 6 months to 2 years are common. There is not many reasons to rent right now with interest rates and prices so low. There are also grant programs available for down payments and closing costs. Go to my website for more information
