The answers range from "quit claim deeds" to just having "divorce decree" available for the closing attorney. And my personal favorite, like Benny mentioned, when the ex-spouse just agrees to sign.

Contact a real estate attorney to prepare a deed transferring title to the property from you and your exhusband to you and have it recorded. Hopefully your exhusband will be cooperative in signing. Both of you signatures must be notarized.
