how can the prosper, tx tax appraiser say that values have stayed the same as last year when so many areas?

Prosper is a unique area with a home sale price average much higher than many parts of the DFW Metroplex. This is due to such a high level of new builds in the custom home sector. We have some amazing builders, and the average price of a home is in the mid-$400,000's. Searching just generically by price, without other criteria, you will find a myriad of custom homes on acreage selling above $500,000 and into the millions. You only have a limited time to protest your property value for tax purposes - the end of May is the end of the protest period. The protest form is available online on the tax appraisal site for Collin County. Directions are posted on the site. If you purchased in the last couple of years, take your Settlement Statement with you to the Appraisal office. And, be sure to ask an agent to run comparative home sales for your neighborhood. If they are skewed far in favor of new construction, you may have a valid reason why your home isn't currently valued properly. As a resident Realtor in Prosper, I would be happy to help with that.

It isn't an opinion of value.... It is the number they need to make their budget!!!
Tax appraised value has little or no value on market value though......
