how can i change a name on deed when family has been dead for 40 yrs?

You can't. You must find out if the estate of the deceased owner of record has been probated? If so, was this property listed as an asset in the Estate/Probate documents? If so, then the administrator for the estate has the authority to sell it. If it was not listed, then I believe the living(surviving) heirs have to go re-open the estate and then the estate can transfer the deed. Good luck. It can be a lot of work.

how do my sister and I change the name on the deed. My mother left the house to us in her will.

you have needed to execute a will ? probate???? was it joint ownership with another person on the deed ???
is there a mortgage???
