how can I find out if a home has a tax lean on it? Could a HUD home have a tax lean? What does "Sold AS-IS" mean? What is a HUD home?

No liens when you purchase....otherwise you likely will not be able to get loan or title insurance if you close at a title company.

As Is means in most cases...no repairs will be made by the seller.

AS IS does not mean they will not do repairs! Some properties with serious issues like a roof and they will do the repairs, other serious flaws that may come to their attention that they are not aware of also maybe repaired by the seller. AS IS means what you see is what you get. Just because they say AS IS does not mean they will not do some types of repairs or lower the price to allow you to do them.

The title company will clear any lien. I have never seen a HUD house with a tax lien. "As is" eans thery do not want to do any repairs, but a Buyrers rpresentative may able to assist in negotiations for major issues arise.

Your buyers agent should be assisting you with all these questions.

SOLD As Is - no repairs based on condition of the home lender may not approve a loan UNLESS it all cash purchase.

Tax lien - no property can be SOLD in Texas unless the title is cleared by former property owner why all closing take place at the title compaany

The title companies job is to clear the title prior to close of sale. Not just for your sake but also because your lender will require a clean title as well, otherwise no loan. HUD homes should not have any leins on them and the title work should prove that to be the case. AS IS means what it says, it is just as you find it," nothing more and nothing less". A good real estate agent can help you through all these issues.

Good luck shopping!

You can search for tax liens using a title office, or checking with the local tax authority. You can start with DCAD.org

I have never run across a HUD home with tax liens, but I can't say for certain that it is impossible.

As-is simply means that whoever buys the home is responsible to make all repairs. The sellers will not do any.
