SO are you making offer to buyer for me..$85.000....

taxes are way to high and HOA is EXCESSIVE.. also. making this as a yearly tax of 7000 plus.. that is high.. for this home.. so make offer for me... 85000 thankyou

Prior taxes very likely will only affect you in the first year of ownership.
If you purchase at the advertised sale price, and the bank approves $145,000...
According to Orange county the taxes will be from about $1635 to $1997 per year if you apply for homestead and you are not using the portability.
your number of $85,000 may or may not be possible, but if it is, then it becomes a guessing game where the county will value your property for tax purposes...

If you are working with a full time agent they should be able to explain this to you...
The Orlando sentinel yesterday also ran a new tax proposal being offered by Gov. Charlie about additional tax benefits of first time buyers... that may be of interest to you as well.

They have an offer and the bank addendums are with the buyer now, you are right about the HOA at $210 a month that is high and nothing can be done about this. HOA's will negotiate past due invoices but not the monthly as they are loosing money by the boat loads and because of this their level of service is being cut, I know as I sit on an HOA Board.

The taxes for 2008 were $3849 and was based on an assessed value of $217,102 and homestead was not claimed.
