One piece of advice - if you do get a property manager to handle your rentals, make sure they know what they are doing. Having an inexperienced property manager can land you in trouble and give you more headaches than you can imagine. Many agents jumped into property management when the market slowed and I've had to deal with them from the other side (trying to get them to get me info so clients of mine can rent the units) and it has been frustrating to say the least at times. Finding a property manager with experience is a must - it's not just about collecting rent checks.
I have not stepped into the world of property management for this reason. I have chosen to concentrate my efforts on helping people buy and sell homes. I have been shadowing one of our property managers in order to learn more, but I feel I have a long way to go before I can just dive in.
