In Nevada, the only time a death in the property must be disclosed, is if the death was caused by the property itself. A roof falling on a person, a stair failing are examples of the property causing the death. If this is an issue for you to purchase a property, I suggest you research the local newspapers and police reports to determine the answer. This is beyond the scope of what your Realtor is responsible for.
BTW: The listing has a statement that the Buyer pay a short sale processing fee. My company has taken the stand that these fees charged to the Buyer by the Seller are illegal and unethical. The seller must not & cannot require a Buyer to pay an additional fee to purchase the property. The fee to process the short sale is voluntary by the Seller. They want it. The Seller pays for the fee. The Buyer has nothing to do with the Seller's Agent hiring assistants. This idea is also backed by the Banks as they will not allow the fee to be paid from Buyer money.
Since I process my own short sales and I negotiate directly with the banks, there is no "additional fees" when purchasing my listings. My respect for my clients go beyond the listing process. I work with the banks to provide the best outcome that is possible. As a service provider, I need to work with all parties to provide the best outcome for the Seller. Passing the responsibility to a 3rd party who the Seller does not know, has no relationship, and gets paid on volume, is not the way I do business. Please do not tell me "they are professional negotiators, they know what to do, they process the paperwork", blah, blah, blah. When I take my car to a shop to be fixed, I expect the shop to fix the car. I do not expect the shop to farm the work out to another shop and then bill me more money because they care about me.
