Hi Jackie,

The listing agent included the following info:

"FIXER-UPPER sold AS-IS. Kitchen missing cabinets, countertops, sink, appliances. Roof needs repairs. No inspection report available. Please see in-person to determine condition"

A regular FHA mortgage cannot be used to buy this house. Also in Hillsborough County you cannot get the dowpayment assistance if you are a first time homebuyer if the house is not in good enough condition for FHA, VA or a USDA mortgage. Pasco County's programs will allow repairs to a house for some of their downpayment assistance programs.

You could include up to $35k of non-structural repairs into your mortgage with an FHA 203K and put up 3.5% down. So let's say the repairs are $20k; then you would need about $5,250 down payment to buy a $150k house.

This one is a new listing in Citrus Pointe near the Citrus Park mall. It is near the elementary & middle school and for High School it attends the "A" rated Sickles High! You would only have to put down about $3,800.

I would like to help you from start to finish. Currently the typical FHA loan requires at least 3.5% Down. but if you are able to qualify for a VA loan there is very little to place down. This paricular home you are interested in has a contract on it. they are however looking for back up offers just incase this one does not payout.

This property is under contract and closing in 2 weeks - but they are taking back-ups. It also needs some works so the best you might be able to do is a FHA 203K. If the repairs are higher than allowed on a 203K then you would have to pay 100% cash. I have attached the listing for your information. I would be happy to send you properties that are FHA eligible and financeable with as little as 3.5% down. You may also do a bond mortgage which allows you to use a state level down payment assistance for closing costs and your 3.5% down payment. Call me for more information.
