Air conditioners, dishwashers and microwaves can be provided by lessee for rentals in NYC...Lessor is only required by law to provide standards ie; working carbon dioxide/smoke detector, refrigerator, plumbing, stove, windows, ect. However, there are owners/managements/Landlords who provide these amenities but mostly for high end luxury units.

This particular apartment Landlord does not provide an air conditioner

Broker's fee in NYC;15% of first years rent: Yes this fee applies

Hope this information helps, please feel free to contact me directly if you have any more questions.

P.S. Also you can always contact the Real Estate Agent listed in AD/Link his contact information such as e-mail and telephone number is included with the description of the apartment.

You can either work with an agent of your own who can provide any necessary information, or directly contact the listing agent by clicking on the contact property tab....

Finding an apartment without a good agent is like trying to get out of jail without a lawyer or performing heart surgery without the surgeon.

Get a good agent for your next home.

Not sure what apartment you are referring to .. and most apartments are fee based. The brokers fee is 15% of the first years rent.
