You've just received some misinformation from Mark Miller. The property is still on the market.

I'd like to update you on my previous email..I've just gotten off the phone with the seller who returned my call.
Here is the scoop. He has just found a renter for the upper unit 1200/mo-which was vacant. He needed to get it rented as he needed the income. He is going to pull it from the market at the end of the month as he just had them sign a lease. However, he is still willing to sell. He would ideally like a couple months in order make arrangements for moving himself. He would be willing to stay on as a renter if you wanted this as merely an investment property rather than owner occupied. He will be ok to move as well if you desire to move in but would like a little time to make arrangements for another place.

He has owned it for about 5 years and prior to that his parents owned it. He said it must have been converted from oil back before 1984 when they acquired it. He wasn't even aware it had ever been heated by oil.

Regarding the condition of the property: The ROOF is about 22 years old (with a 25 year warranty) and is showing signs of wear, moss etc. It could use an inspection to check for remaining life.
The house needs to be painted. He intended to do it last year but ran out of time and then the rains started in October. He also indicated some other minor exterior work needs to be done.
Interior condition: Everything clean and functional- he will be replacing the disposal in upper unit and said he snakes the drains every year to be sure there's no worries about back-ups. Something he must have learned from his parents who were there quite some time. He has replumbed the entire place. He still has 70 amp electrial for both units but has installed a new electrical board (downstairs unit I think). He said the listing shows 2 bed down with 1 bath but there is another non-conforming bedroom in the finished basement in his unit. The upper unit has an unfinished portion of basement with laundry.

Hello Loli,

I would like to let you know a bit about the property. This 4 story duplex has one 1668 sf unit with 2bed/1bath and a 1356 sf unit with 3bd/2baths. A finished attick with open feel. Taxes are 3615. Projected gross income if both sides are rented is $25200. $900 and $1300 rents. It shows it's heated with forced air gas but tax records indicate it had oil heat previously. You would want to make sure there was a decomissioning prior to conversion. I've already contacted and left message to get additional information about the property- history of maintenance, upgrades done, age of roof, history of renters, inquiry about old oil tank...etc. I can advise you through any due diligence that would be necessary specific to any property of interest. I can help you cover the bases of questions that should be asked concerning properties of interest.

While you're in the neighborhood, I have a very cute listing on a double lot at 3112 SE Morrison. (priced at $475,000) It's just around the corner from a popular cafe, and close to the grocery store and downtown Belmont. Please consider adding it to your tour, and if you'd like more information, please let me know. A large (double size) lot this close to downtown is a rarity!

You've chosen a great neighborhood to consider - Portland is a friendly biking city so from the area you're considering, you can get into downtown quickly and easily via bike or public transportation.
