I pulled the listing from the mls for Bonneydale and this home was put on the market Nov. 20th. Agent notated in agent remarks that the seller left suddenly because of an ill family member. I'll put in a call to agent to see if I can find out more details for ya.
If you have a home to sell first though and purchase is contingent on the sale of your home you can put a contract on the other home if once you view and interested, but you have to put your home on the market immediately to show seller how serious you are. Some sellers won't take contracts with contingencies to sell and some will. So, you just have to feel out the situation, both on where you're numbers are on your home, your financing to purchase new home and sellers timeframe and openness to take an offer like we'd have. Also, most agents would request the offer to made with a 48 first right of refusal which means, should another buyer come along that has a better offer without such contigencies, whey would give you 48 hours to find a way to release the contigency or they can take the other offer.
I've been able to successfully make these transactions work though this past year, I just closed one first part of November and it was really a smooth process, but does take some experience to make it work. With an aggressive list price, proper staging and preparing of your home, a quick sale can be very possible with the right agent and seller together.
