Is this a house you know, or saw when it was on the market in 2007? How did you come up with your offer price? You probably would have to pay more than market value to get an owner, not on the market, to consider an unsolicited offer but unless you specifically know of additions or improvements to the house, you would be paying quite a premium. Why not search the database of what is on the market and if this one is still the house of your dreams, I would recommend that you approach the owner directly with your offer. I just read your post, and also looked at the link. In your post you said you were willing to pay $2.5 million for a property that sold in February 2007 for $1.5 million. I am just curious, is it possible that you posted about the wrong property?

I checked the MLS and that home, 36 Cove, is not on the market right now. There are plenty of luxury estates for sale in that area. I have one that was just listed on almost 5 acres. Check it out below.
